Tenants in Common

My boyfriend and I are tenants in common. We own a home for the past 2 years and a half. We both went half on the down payment ($6,000 each) and my mother gave me another $5,000 towards the house. For the past two years, he has paid a majority of the mortgage ($2,000 a month) and I have paid $400 plus all the utlities. We are now separating and I would like to come to an agreement without involving lawyers. I am willing to move out of the house but I would like my share (the original $6,000 and the $5,000 my mom gave me). What is legally mine?
